Fort McPherson's Final Phase Begins Planning

Permitting plans were filed this week for turning the remaining land at Fort McPherson into a sweeping mix of new development five miles south of downtown Atlanta.

The 96-acre redevelopment proposal is being put together by T.D. Jakes, a Texas megachurch pastor, author, and filmmaker who owns the portion of the former U.S. Army base not controlled by Tyler Perry.

T.D. Jakes Real Estate Ventures’ ambitions call for a variety of new and repurposed buildings near the northeast corner of the old Army base, located off Lee Street, according to plans filed this week with the City of Atlanta Office of Zoning and Development.

Renderings included with Special Administrative Permit paperwork, as designed by New York-based architecture firm Perkins Eastman, show that larger new buildings at Fort McPherson would lean into a modern esthetic, while single-family houses would be more traditional.

Here’s a breakdown of future uses, per the filings this week:

· 105,000 square feet of commercial and retail space

· 36,000 square feet of restaurant and food service

· 84,300 square feet of office space

· 85,000-square-foot senior living facility

· 270 hotel and rental units

· 901 multifamily dwelling units

· 200 townhomes

· 181 single-family residences

· 30,000 square foot primary charter school.
